After eight years of remodeling bathrooms across Bellingham, Franklin, Milford, and the MetroWest area, I have had a lot of the same conversations with homeowners. There are patterns to the mistakes people make when planning a bathroom remodel. Here are the five things I see Bellingham homeowners get wrong most often, and what to do differently.
This is the most common misunderstanding I run into. A homeowner finds a beautiful tile at a home improvement store for $4 per square foot and assumes their bathroom remodel will be affordable. Then the estimate comes back and they are surprised.
Here is the reality: materials are typically 30 to 40 percent of the total cost of a bathroom remodel. The rest is labor, permits, waterproofing materials, subfloor prep, fixtures, and any unforeseen conditions inside the walls. In the Bellingham area, a mid-range bathroom remodel with new tile, a walk-in shower, and updated fixtures typically runs $12,000 to $20,000 installed.
I understand the appeal of a low bid. But in eight years of doing this work, I have never seen a low bid that did not have a reason for being low. The most common reasons: the contractor is skipping waterproofing, leaving permits out of the price, or planning to charge extra for everything that comes up during the job. A bathroom without proper waterproofing will leak within a few years, and the cost to fix a failed shower is usually two to three times what proper waterproofing would have cost upfront.
What to do instead: Ask every contractor what is included in the bid. Ask specifically: does this include permits, waterproofing membrane, and demo disposal?
Most homes in Bellingham and the surrounding MetroWest area were built between the 1950s and 1990s. When we open up walls in older New England colonials and capes, we regularly find: fiberglass tub surrounds installed over wet drywall that has since deteriorated, tiles set without any waterproofing membrane, subfloors that have softened from years of slow moisture intrusion, and plumbing that does not meet current code.
A good contractor will inspect carefully before writing a bid, flag what they can see, and include a reasonable contingency for what they cannot see until demo. Ask your contractor if they have specific experience with older Bellingham-area homes.
It is easy to fall in love with a tile or a vanity on Pinterest and build your entire bathroom plan around it. The most common version of this problem: selecting large-format tiles for a small bathroom. In a 5×8 bathroom they can make the space feel crowded and create significant waste during cutting. For most Bellingham-area bathrooms, 12×24 or 12×12 tiles in a clean, neutral finish work well and photograph beautifully without overwhelming the space.
What to do instead: Start with the layout and the function, then select materials that complement it.
Life is busy, remodels are expensive and disruptive, and it is easy to keep pushing the project off. The problem is that water damage compounds over time. A slow leak that you notice in year one becomes rotted subfloor by year five. I have seen bathroom remodels in Bellingham where a homeowner waited too long and what could have been a $14,000 project became a $22,000 project because of subfloor replacement, mold remediation, and structural repairs.
What to do instead: Pay attention to early warning signs. Grout that is cracking or crumbling, caulk pulling away from the tub or shower, tiles that flex when you step on them, or discoloration on walls or ceiling below a bathroom are all signals that water is getting where it should not be.
A bathroom remodel in Bellingham does not have to be a stressful experience. The homeowners I work with who have the smoothest projects are the ones who budget realistically, ask good questions, choose a contractor they trust, and do not wait until things are falling apart to take action.
